Phase I ESA and PCA – Golf Resort – West-Central Michigan

Pioneer performed a comprehensive Phase I Environmental Site Assessment and PCA at a golf resort that encompassed approximately 1,100 acres. The property had a long history as a summer camp and farmsteads that were converted into a resort destination and was divided into three resort areas improved with over 200 buildings. These structures included hotels, condominiums, a water park, restaurants, barns, log cabins and several seasonally utilized structures; with building ages ranging from the early-1930s to mid-2000s. The Phase I and PCA assessments were performed over a several day period due to the size and number of structures. The PCA assessment included an evaluation of all the HVAC components, furnaces and electric or steam-powered packaged terminal air conditioners (PTAC) for each building. Additionally, the property contained a water park, two outdoor pools and numerous passenger and freight elevators that were all evaluated. Issues associated with potential safety hazards of the seasonal structures and several items in need of immediate repair were identified. The Phase I assessment included an inventory of all on-site chemical storage for the water park, outdoor pools and resort maintenance; and evaluated the multiple septic systems and several aboveground storage tanks utilized for resort vehicle refueling. Additionally, Pioneer noted suspect asbestos-containing and lead-based paint-containing materials within several of the seasonal structures.
