Phase II ESA – South Loop Redevelopment Project

Pioneer was retained to perform site assessment services on what was dubbed the “Development of the Year” by the Chicago Sun-Times. This project focused on re-developing approximately six acres of property located to the south of Chicago’s Loop. The site was historically used as an automobile junkyard and formerly contained numerous structures associated with Illinois Auto Parts. Pioneer developed a sampling plan for soil and groundwater that adequately addressed the concerns identified in the Phase I ESA, which related primarily to its past use as an automobile salvage/wrecking yard and the former presence of two gasoline stations that operated on site. The Phase II investigation work was completed within a relatively tight due diligence timeframe and the information was utilized in the purchase negotiations for the real estate. This property was successfully redeveloped for residential use which significantly increased its overall land value.
