Since 1989, Pioneer Engineering & Environmental Services, LLC (Pioneer) has investigated over 20,000 sites, including multi-family/residential, industrial, and commercial/retail facilities, across the United States. In addition to environmental considerations identified in the Phase I Environmental Site Assessment (ESA), it is important that prospective purchasers and lenders are educated on the physical deficiencies and capital needs of an acquisition through the Property Condition Assessment (PCA) process. An overlooked roof beyond the age of its expected useful life, lurking structural issues and mechanical, electrical, and plumbing system concerns can all have enormous implications on the short and long-term profitability of a real estate investment and/or the operating costs of a facility.
