Wayne Smith is a Professional Geologist (P.G.) and the Principal Consultant with Pioneer Engineering & Environmental Services, LLC. He is also part of the executive management group that leads the company. He began his career with Pioneer in 1992, and has progressed through various roles as a Project Manager and then Environmental Services Director where he was in charge of company operations, and currently holds the position of Principal Consultant. During his tenure in the environmental field, he has conducted more than a thousand Phase I and Phase II Environmental Site Assessments for industrial, manufacturing, and commercial properties throughout the United States.

Wayne has also developed and implemented active remediation systems and successfully achieved regulatory closures on a wide range of contaminated sites. Wayne was the lead consultant responsible for successfully completing more than 200 Brownfields redevelopment projects in Illinois. His expertise and knowledge in the environmental field has also afforded Wayne the opportunity to speak at various real estate events regarding due diligence and Brownfields redevelopment. He was an integral part of the growth of the company and created and implemented several operational procedures that helped lead Pioneer to be considered one of the premier environmental consulting firms in Chicago specializing in due diligence and Brownfields redevelopment.

Today, Pioneer is the #1 firm in the State of Illinois by number of NFR letters obtained for its clients through the various Illinois EPA regulatory programs. Wayne has a thorough understanding of real estate property transactions and provides owners, lenders, purchasers, developers and investors with the pertinent information needed to help make logical, well-reasoned decisions on properties with environmental issues.
