Pioneer was contracted in January of 2023 to provide materials testing in a quality assurance capacity for a three-story affordable housing complex. The site, located at 5th Avenue and Kedzie Avenues on the West Side of Chicago, encompassed approximately 32,000 square feet. This property was historically improved by a mix of commercial and residential buildings until the mid-70s, when the area structures were demolished.
Pioneer worked in partnership with Preservation of Affordable Housing to execute Phase I Environmental Site Assessment, Phase II subsurface testing, and necessary environmental remediation for contaminants found in the described investigation site prior to materials inspections taking place during construction activities.
During the materials testing portion of the project, Pioneer worked with the general contractor and subcontractors to remediate unsuitable subgrade issues. Pioneer also performed observation and testing of construction materials per ASTM and project design specifications, such as soil testing, aggregate backfill placement, concrete placement and strength testing, concrete steel reinforcement, masonry, structural steel, spray applied fireproofing, and fire suppression installation. Through diligence, communication, and experience, Pioneer ensured that this scope project was completed successfully per all the aforementioned criteria and to the complete satisfaction of the client.
