Phase I Environmental Site Assessments
Pioneer has performed Phase I Environmental Site Assessments at an incredibly broad range of properties, with over 20,000 sites investigated for due diligence purposes.
Being based in the Midwest, Pioneer has developed an adeptness at assessing risks and contamination issues at heavy industrial and metal processing facilities, such as machine shops, foundries, plating/metal finishers and coating operations. However, our experience includes investigating innumerable types of complex sites located across the country, including Silicon Valley tech companies, large-scale agricultural processing and research facilities, tanneries and bulk chemical shipping terminals.
Pioneer’s Phase I ESAs meet or exceed the most up-to-date ASTM International and the federal All Appropriate Inquiry (AAI) standards, and a preliminary evaluation of certain “business environmental risks” (BERs), namely asbestos and lead-based paint, is generally included as part of Pioneer’s reports. Additionally, our assessments can be customized to suit a client’s needs and include additional BERs, such as potential wetlands, floor-prone and radon issues, upon request.
The key to any successful environmental project starts with a properly executed Phase I ESA completed and evaluated by qualified personnel. While many firms may treat Phase I ESAs as commodities, here at Pioneer we fully understand their importance and constantly work to maintain and improve upon this fundamental service for our clients.
