(PCAs)

The commercial real estate and investment industry has refined criteria for the securitization of commercial mortgages, resulting in a demand to better understand the capital needs of a property over the life of a loan or investment.

The need for reliable assessments of a property’s structural condition, building system quality and further capital needs has led to the establishment of protocols for Property Condition Assessments (PCAs).  The PCA is designed to identify physical deficiencies and site components that have exceeded their expected useful life, based on a walk-through survey and review of available pertinent records.

Pioneer has experience performing PCAs on wide array of property types, including industrial, commercial/retail, hospitality, healthcare, and high-rise residential, providing the appropriate due diligence for a real estate transaction. Whether conducted under the adopted protocols of ASTM International and/or lender-specific requirements, Pioneer will address your individual needs, and a reserve analysis is often included for a 5 to 15-year term, depending on the life of the loan and the client’s ownership and site use plans.
